The site lies between existing homes on Chelmick Drive, The Bridleways, and Hazler Orchard and open countryside to the south. The layout aims to create a gentle transition between the built-up edge of the village and the surrounding landscape.

The plan allows for up to 75 new homes, each with its own garden. Homes are shown in colour on the plan: orange identifying two-bedroom homes, purple for three-bedroom homes, and pink for four-bedroom homes. The affordable homes would provide a mixture of social rent and intermediate (or discount market rate) homes. The dwellings are arranged in small clusters along short streets and cul-de-sacs, designed to feel part of the village and offer a mix of housing types and sizes.

Access will be taken from Chelmick Drive, including the demolition of an existing bungalow under the landowners’ control, leading to a simple loop road that serves all properties. The design includes safe routes for walking and cycling, connecting with nearby streets and footpaths, including retention of the existing Public Bridleway, so residents can reach local schools, shops, the railway station and surrounding countryside easily.

A large open area will remain in the eastern part of the site that will contribute towards a net gain in biodiversity, while also containing a pond to safely manage surface water. New trees and native hedgerows will be planted to support wildlife and existing hedgerows will be retained and enhanced wherever possible.
A Location that Deserves to Flourish
Church Stretton is a thriving market town in the Shropshire Hills National Landscape (formerly Area of Outstanding Natural Beauty), known for its stunning countryside, community spirit and excellent transport links.
The town centre is just a short walk from the site, with everyday shopping at the Co-op (Lion Meadow) and Family Shopper, alongside local favourites such as Burway Books, Mr Bun the Baker and Chocolate Haven. The medical centre and pharmacies are also less than half a mile away.
With the railway station only around 400 metres from the northern edge of the site (a 5-6 minute walk), the location is one of the most sustainable in the county.
This is about putting the right homes in the right place - a cornerstone of Shropshire’s housing priorities.
The Perfect Blend
The proposals deliver a mix of high-quality homes, including affordable housing, in a setting that complements the character of the town.
Green infrastructure will be woven throughout: new tree planting, hedgerows, and a sustainable drainage system that manages water naturally. The design aims to include safe streets, connected footpaths and welcoming green spaces.
In doing so, we want to build not just houses but a resilient neighbourhood where people at different life stages can live, work and flourish.
Integrated Sustainable Transport
Making sure the site is well connected is a priority. Independent transport specialists have completed a detailed assessment to shape safe access for vehicles, pedestrians and cyclists.
The development will include new routes linking into the existing network, encouraging walking and cycling. With the railway station only a few minutes’ walk away and bus stops in the town centre, residents will have excellent travel options without relying solely on cars.
By integrating transport planning, we can reduce car dependency and create a neighbourhood that is safe, convenient and environmentally responsible.
Respecting Your Natural Environment
Protecting and enhancing the natural environment is central to our vision.
Important hedgerows and mature trees will be retained wherever possible, while new planting, green buffers and wildlife corridors will be introduced. The aim is to deliver at least a 10% biodiversity net gain - meaning the site will support more wildlife than it does today.
New open spaces will boost nature, provide attractive places for residents, and help tackle climate change - aligning with Shropshire’s declared climate emergency.
Protecting Your Heritage
Church Stretton’s historic character is one of its greatest strengths. Our proposals will be sensitive to this, retaining key trees and hedgerows and respecting the town’s wider setting in the Shropshire Hills National Landscape.
Specialist heritage and archaeological assessments are being carried out. Any discoveries will be properly recorded and protected.
The goal is for the new development to sit comfortably within its historic and landscape context.
